Umbria is the answer for buyers who love what Tuscany looks like and not what it has become in August. It is the only Italian region without a coastline, and it has stayed inward-looking as a result: hill towns, oak woods, olive terraces, and a food culture built on truffles, lentils and pork rather than on visitors. Assisi, Todi, Spoleto and Orvieto anchor it. The property is close kin to Tuscan stock — stone farmhouses with land, converted monastic buildings, the occasional small castle — usually at a lower price for equivalent quality, and usually with more land attached. Fewer foreign owners means a village that still functions as a village. The trade is airport distance and slightly thinner resale liquidity, and for a long-hold buyer that is often no trade at all.
