Cap Ferrat is a peninsula of a few hundred houses between Nice and Monaco, and almost nothing about it has changed in a century. The coastal path runs the whole way round. The village and port sit on the sheltered side; the villas occupy the rest, behind gates, in gardens that were planted when the belle époque estates were laid out. Supply is the defining fact — very little trades in any given year, and a meaningful share of what does never reaches open marketing. Property here is villas and grounds; the small apartment stock around the port is the only entry point below estate level. If Cap Ferrat is the target, the introduction matters more than the search, which is where an affiliate network is worth having.
