Alto Adige — Südtirol — is Italy's most efficient corner, and it feels it. The Dolomites rise above valleys of orchards and vineyards, the villages are immaculate, and the whole region operates bilingually in German and Italian with a hotel and restaurant culture that outperforms most of the Alps. Cortina d'Ampezzo over the Veneto border is the historic resort address, with the Olympic history and the promenade to match. Property means chalets and apartments in the local timber-and-plaster idiom, with ski access as the dominant value line and, increasingly, a summer market for walking and cycling that fills the other half of the year. It is also, quietly, one of the strongest short-let markets in Italy.
