With an extensive waterfrontage and beach, Mooney Bay Estate is the only privately owned freehold estate property with frontage to North Sound and not forming part of a sub-division. It is also one of the largest privately held estate properties in the BVI at over 22 acres of land.

There is a private road adjacent to the eastern boundary which is part of a Government sub-division of the adjacent property. Road access to the property would be possible at this point with the relevant permissions. There is a barge ramp on the property adjacent to the dock.
Potential : With the North Sound waterfront location, Mooney Bay will provide the next owner with plenty of options for either residential or commercial / resort developments within an area that has become one of the leading ultra-high end resort residential development areas in the Caribbean with development at Oil Nut Bay, Moskito island, Bitter End Yach Club and Saba Rock. Dock Development : As part of the development of the property, the owners have obtained full planning consent for the reconstruction of the original dock and an extension giving a total length of 208 feet with an arm of 120 feet. The water depth at the end of the dock extension is around 16 feet.
Existing Improvements : Development of Mooney Bay Estate has been restricted to the beachfront area which comprises flat land rising no more than a few feet above sea level leaving the remainder of the property and hillside undeveloped. The property has been developed with a seven-bedroom main villa, a manager’s cottage and a tennis court above a substantial cistern. These improvements have been cleared of storm debris but remain in an unrepaired state following hurricane damage.
