Encompassing the iconic eastern peninsula of Frenchmans Cay and surrounded by the Caribbean Sea, Frenchmans Estate’s easterly vista along the Sir Francis Drake Channel captures the beauty of the British Virgin Islands archipelago while facing the trade winds that cool the property year-round. Developed in the 1980’s with extensive refurbishments in 2008 and 2020, this residential estate offers the opportunity to create one of the BVI’s premier waterfront residential communities based around a resort core.
.
The overall estate comprises twelve acres of freehold land and nearly 2,400 linear feet of water frontage centered around the nine existing villas perched above the peninsula. Originally operated as a resort, the estate now offers residents long term villa rentals in a secure, and secluded, estate setting. The original clubhouse restaurant and pool located adjacent to the tennis court, beach lagoon and peninsula, can be repurposed as a private clubhouse for residents on the estate or operated as part of the resort core should a resort operation be preferred.

THE ESTATE
.
The property is held with freehold title without encumbrance.

THE VILLAS
.
Following the lower contours of the hill overlooking the peninsula, the nine villas have been constructed in two clusters. The first cluster of six villas is close to the entrance to the property, with the first two villas over-looking Tortola and the remaining four with views over the peninsula and the Channel. The second cluster of three villas is situated on the headland with panoramic views of the Channel and southern cays. With five two bedroom villas and four one bedroom villas, each villa provides well designed living areas with professional interior design including coral stone floor tiles throughout.

DEVELOPMENT POTENTIAL
.
Frenchmans Estate offers significant development potential on a waterfront estate with existing amenities ready to support further development.
.
Various options for development have been explored :
.
Resort Core: Owners have looked at redeveloping this area with residential units, removing the tennis court and redefining the Clubhouse area to residential with a smaller clubhouse building. Planning permission was obtained for a two-bedroom managers house on the waterfront to the south of the existing parking area and on the edge of the resort core area which could be repurposed as a waterfront spa building.
Extension to Existing Villas: In keeping with the existing villa design, seven additional villa units have been planned on the hillside above the existing villas.
Headland Sub-Division: Planning permission was granted for a sub-division of the headland into nine lots, each taking advantage of the panoramic views over the Channel and southern cays, including the island of St John.
Amenities: The existing swim jetty can be extended to provide improved access to the water with a platform in deeper water allowing boats to moor. The lagoon breakwater can be extended providing an extended beach and lagoon area as the residential estate expands.
